I can't believe we got on this train in late November and what a ride it has been!
It was such a stroke of good luck that whatever forces directed me to my new home in Asheville initially led me to the a sold sign on Overton. It seemed like such a long shot. I had already interviewed three other long time NW agents in as many months and none believed the market or my particular space justified the price I felt a fair one. Why would I possibly think this agent with offices in NE, whose name I had never heard could be the answer.
You returned my call within 24 hours and we met almost immediately. Although originally from the East Coast, I have lived in Portland long enough to know that even business calls are conducted in jeans, whatever shirts and Nikes. Still, I appreciated the respect you showed me, the meeting and your profession by dressing in GQ business-appropriate style. The thought and individual attention that you had given to our meeting was outstanding. No hip-pocket scenario, no I know this area, trust me jargon. You brought a carefully prepared analysis. You were able to back up its conclusion with your knowledge. Yet, you listened when I shared my own reasoning. I told you of my background in real estate, of my knowledge of most of the properties cited in the presentation and why or what features I thought were/were not comparable. We worked together to put a dollar value on dedicated parking with the same diligence as a real estate appraiser. Ultimately you indicated a willingness, an eagerness to give it a shot.
You showed me samples of the properties which you had sold and introduced me to your favorite photographer, assuring me we would get that same degree of excellence in the marketing materials you would prepare for my home. Willie, those presentation pieces were outstanding. I carried them around to show everyone - no, they were not in the market to buy my house, but I wanted them to see how it was featured. It probably is no surprise that the Buyer came to us from across the country via Internet.
I enjoyed the lunch that you offered enticing other agents to come through my house during Broker Tour. We had 35 agents on that cold blustery day a two weeks before Christmas. We had worked out a timing scenario that addressed the importance of inventory or lack thereof. We chose not to wait until after the holidays or for the first sign of spring. We felt that housing needs occurred all year long and that prices were set by supply and demand. The sales price was less than 1% off the listed price and we were on the market less than one month during that overlooked holiday season.
You got valuable feedback for me. I kept those cards left by agents when they came through the house (25+ showings) and all, except one, provided their input. That input is so valuable when considering strategy and tactics. I am sure that you were able to secure those previews and showings for my home and get the feedback we needed because of the respect that you have gained from your peers. In talking personally with a couple of the showing agents, I knew that those persons liked you, trusted you AND wanted to do a deal with Wills. Without their help, it just wouldn't have happened.
When the offers came, we worked together. You helped me stand my ground, but did not hesitate to point out the occasion when I allowed my emotions to gain momentum, suggesting a way we could turn the situation around. Funny Willie, that person (the one who raised my dander) is the one now living in my old home.
And then there were those last days between acceptance and closing. I have to wonder how many agents would have come, on a moments notice to help me when the removal of a refrigerator resulted in a leak from the ice maker hose. Or how many would have actually installed the security devices requested by the new Buyer, saving me a few dollars. You were just beside me all the way. I could never have done it without you. Your frequent calls just to check in were so appreciated. It was not that I had a question or wanted to make a comment. I just needed to know that I was still toward the top of your mind.
And now, in Asheville, I have found myself in touch with your excellent care again. When I needed help here because the agent with whom I had been in communication for eighteen months was just too busy, it was Wills to the rescue. I called, you selected and interviewed prospective agents for me in Asheville. The one you suggested is absolutely outstanding. I am sure she knows the area, but more important she knows me. She senses what I will be doing, where I will choose to travel and with whom. She has directed me to pocket listing I never would have found on my own. She is patient, fun, very bright and has the same sense of ethics that you have shown. Last night we put together an offer for my new home here. When this is done I have no doubt that Maggie and I will continue our friendship. She has introduced me to the prestigious writing group to which she belongs and invited me to their workshops. We will likely hike together in these beautiful Smokey mountains. I have no doubt that she is picking up where you left off and I look forward to the day when you can visit us both here on the opposite side of the country.
